Sealed Crawlspace vs. Full Encapsulation

A sealed crawlspace and a full encapsulation are not the same, and understanding the distinction can save you both money and future headaches. On average, a sealed crawlspace costs 40-50% less than a full encapsulation. Here's why:


Full Encapsulation


For a crawlspace to be considered fully encapsulated by North Carolina's rules and regulations, it must include a specific type of insulation, This involves installing R-rated insulative material, such as R-10 insulated foam boards or R-10 sheeted insulation blankets, on the foundation walls around the entire perimeter of the crawlspace. This method has several key benefits:


1. Energy Efficiency:

Insulating the foundation walls reduces energy loss, making your home more energy efficient.

2. Elimination of Floor Joist Insulation:

When following North Carolina's rules and regulations, with proper wall insulation, there's no need to insulate the floor joists, simplifying maintenance and future repairs and pest control inspections.

3. Improved Moisture Control:

Full encapsulations provides superior moisture control reducing the risk and mold, mildew, and fungal growth.







Sealed Crawlspace


A sealed crawlspace, while still beneficial, is a less comprehensive solution. It typically involves:


1. Vapor Barrier Installation:

A vapor barrier is placed throughout the crawlspace, including the ground, wrapped around piers, and extending up the foundation walls 3-4" from the seal plate,

2. No R-Rated Wall Insulation:

Unlike a full encapsulation, no insulative material is added to the foundation walls. This is the key leading factor in why a sealed crawlspace should never be considered a full encapsulation. Vapor barrier carries no R-rating therefore it cannot be considered more than a sealed crawlspace by North Carolina's rules and regulations.

3. Floor Joist Insulation:

To meet building codes, R-19 insulation is re-installed in the floor joists, ensuring compliance with local regulations.
